Why Consider USDA

A USDA loan can reduce one of the biggest barriers to buying a home: the down payment.

The USDA Guaranteed Loan Program is intended to help eligible low- and moderate-income households purchase homes in eligible rural areas. It is not limited to first-time homebuyers.

01

100% Financing

Qualified borrowers may be able to finance up to 100% of the eligible home's appraised value, subject to program and lender requirements.

02

Income Eligibility

Household income generally cannot exceed 115% of the applicable median household income for the area.

03

Eligible Rural Areas

The property must be located in an area USDA considers eligible. Eligibility is determined using USDA's property-eligibility resources.

04

Primary Residence

The borrower must agree to personally occupy the financed home as a primary residence.

USDA Loan Fees

USDA loans avoid a traditional down payment, but program fees still matter.

For the USDA Single Family Housing Guaranteed Loan Program, the current upfront guarantee fee is 1% of the loan amount and the annual fee is 0.35%, calculated on the applicable scheduled unpaid principal balance. The upfront fee can generally be financed into the loan, subject to program requirements.

Household Income LimitsUSDA Guaranteed borrowers generally must have household income at or below 115% of the applicable area median.

USDA Loan FAQ

Common questions about USDA purchase loans.

Can a USDA loan really have no down payment?

Yes. Eligible borrowers purchasing eligible properties may qualify for 100% financing through the USDA Guaranteed Loan Program.

Does the property have to be a farm?

No. USDA home loans are designed for eligible residential properties in qualifying rural areas. The property's location—not whether it is agricultural—is the key consideration.

Is USDA only for first-time homebuyers?

No. USDA Guaranteed financing is not limited to first-time buyers, although all borrower, income, occupancy and property requirements still apply.

Are there income limits?

Yes. For the Guaranteed Loan Program, household income generally cannot exceed 115% of the applicable median household income for the area.

Does USDA have mortgage insurance?

USDA uses an upfront guarantee fee and an annual fee rather than conventional private mortgage insurance. Current program fees are subject to USDA requirements and can change.

How do I know if a home is USDA eligible?

USDA provides a property-eligibility tool for checking addresses and eligible areas. A lender must also confirm that the borrower and transaction meet program requirements.

Could a USDA loan help you buy with less cash upfront?
